Based on experience with Mataka Station and Mountain Landing, when the property is full developed rates are likely to be in the order of $6,000 - $10,000 per site per annum.
Levies will be fixed at $10,000 per site per annum for the first 2 financial years following the issue of certificates of title to the property. Thereafter levies will be as determined by the board of the Wiroa Station Residents Association (a board elected by all owners at Wiroa Station). Levies will cover costs such as the manager couples salary, motor vehicle costs, road maintenance costs, maintenance of common facilities, legal and accounting.

Generally it will not be necessary to book shared amenities. In most cases a home at Wiroa Station will be a 2nd or 3rd property for many owners and experience with Mataka Station and other properties indicates that use of the common facilities is not particularly heavy, particularly in early years.
It may be necessary to run a booking system for the tennis courts reasonably early. Otherwise, bookings should only be necessary for an exclusive function.

The Property employs a full time manager couple who are responsible for overall security on the property, managing maintenance on the property as a whole and common facilities, providing management services to owners (re charged when for a service to an owners home), development and management of all safety and operational systems for the property and general responsibility for the smooth operation of the whole Station and the common facilities for owners.
Wiroa Station will emulate the system presently employed at Mataka Station whereby an experienced manager couple is employed providing the services set out above as part of their salary, and then re-charging owners at a fixed hourly rate for specific owner services. In particular, the manager couple will act as the client and eyes and ears of the owner when repair or other work is being carried out on an owners property. The present rate at Mataka Station for these services sits at a fixed hourly rate.

The public will have access to the car park and walking trail at the far north western boundary of the property.
Conditions will be imposed on access by the public designed to protect the environmental values of The Reserve, which occupies the western third of the property. The Wiroa Station owners will retain the ability to control the public access in the event of any abuse. The access is extremely unlikely to affect owners at all as it is in the very far corner of the property, well removed from the main riding and walking trail system.

The average lot size is 20 hectares comprised in two lots ( a house site lot and a balance lot) totalling 20 hectares.

The land around each owners house that can be fenced off will vary between .5 hectare and 1 hectare depending on the location of each lot. The private House Site and private Extended House Site are defined in the masterplan and will be defined in each contract for sale and purchase.
The private house site areas are designed to ensure that owners have a genuine degree of personal privacy and that the right to roam the property as a whole given to all owners does not adversely effect the privacy of any individual site. Accordingly, when designing private house site areas careful consideration has been given to ensuring that other owners may not, for instance, walk along the riding trail immediately in front of the main living areas of a house on Wiroa Station.

As set out above, you will have exclusive right to use between .5 hectare and 1 hectare depending upon the location of the lot.

All owners will be able to use all of the land at Wiroa Station for walking and riding or mountain biking, except the private House Site and private Extended House Site areas, totaling 470ha.
Vehicular movement on Wiroa Station will be restricted to use of the roads by motor vehicles and use of the designated riding trails by 4WD farm bikes (adequately muffled).
No other motorised access will be permitted off road.

The farm is leased to a subsidiary of Williams Land Ltd for an initial period of 10 years with a requirement that the farm be farmed to a very high standard of appearance and with the predominant form of rental being provided in the form of inputs to achieve a high standard of maintenance of the property including minimum fertilizer and lime requirements, weed control and gorse control, fencing, farm building maintenance and pasture enhancement.

The income expected from leasing the farm will predominantly arise in the form of inputs to the farm itself and maintenance of the property, likely to total in excess of $100,000 per annum plus a cash component which may range over time between $1,000 - $3,000 per lot per annum.

There are no moorings in place currently. The bay immediately off the east of the peninsula is a safe anchorage.

No. The lake is not big enough for safe skiing and will in any event be a very important wild life sanctuary for rare bird species.
Waterskiing, jet skiing and sailing will of course be entirely possible off the beaches of the property.

The vehicles purchased for the property to date, which will be owned by the Residents Association, include a 2008 Toyota Hilux(as a managers vehicle), 2 X 2007 Polaris Rangers (4WD 3 seater all off road vehicles), a 2009 new Holland 90 HP 4WD tractor plus mowers and equipment and a Dew-Eze steep slope mower. The farm manager and staff will have access to these vehicles and the staff will be able to put boats in and out of the water for owners when required.

A designated area for helicopter operations is being nominated. Flight rules will require approaches from the north and exit from the north to avoid overflying owners houses. The permitted flight vector will be incorporated in the master plan.

Lots at Wiroa Station can be owned by companies. Owners are required to declare the beneficial owners of the lot or company and no more than 2 families may own a lot at Wiroa Station (provided it is as a joint holiday home). Properties may be leased out for periods in excess of 1 month, with requirements for lessees to commit to abiding by the rules of the Residents Association during the period of their lease. The experience of Williams Land with other properties, and research into other similar types of exclusive properties shows clearly that it is in all owners interest to regulate strictly the extent to which strangers (so to speak) can be on the property and to prevent individual owners using their properties as a tourism business to the detriment of other owners enjoyment of the property.

The rules provide that owners may invite their friends to visit and that friends may use the common facilities when on the property with the owner who has invited them.

Owners may have horses at Wiroa Station and that is encouraged.

Cats and mustelids will be completely prohibited because of the extensive Kiwi population on the peninsula and the rare bird populations on the peninsula. the resource management consent for the property allows owners to have a dog enclosed in adequate escape proof enclosures and otherwise on a leash under the control of an owner.

Security gates at the point of entry have been constructed, and will include access security. Security systems will be live monitored through offsite systems but providing direct access from the security company to the manager staff and farm staff.
Owners will be required to have houses monitored for security and fire, which will also be required to be telephone monitored.

It is not contemplated that the wine cellar would be a significant wine storage facility for each resident as that would be an impossibly large structure. The cellar is more designed as a tasting and entertaining facility for the enjoyment of owners and their guests.
